Residential, Commercial Development Proposed For Former Berrien Hills Site

A developer has big plans for the former Berrien Hills golf club property in St. Joseph Township. Attorney Mark Miller represents Southwest Michigan Coastal Ventures, which is seeking township permission for a Planned Unit Development permit for the 100 acre site. He tells WSJM News they’re looking to put in a lake, a marina, townhouses, condominiums, houses, retail space, a restaurant, and an extended stay hotel for visiting professionals. He says the site would be a new feature to the community open to everyone.

“All of the residential properties on the site would have full use of the amenities there,” Miller said.

What attracted the developer to the property?

“One, it’s beautiful. And two, you have 3,000 linear feet of undeveloped property along the St. Joseph River. That’s a pretty rare and wonderful thing to have.”

Miller says the developers have pitched their proposal to the St. Joseph Township Planning Commission, which gave the green light to the township planning department to work on more details. Before a PUD permit could be issued, the matter would go back to the planning commission and then the full township board. Miller says the development would come together in stages, and he thinks if all goes well, construction could start next year.
